A referral agent is someone who has been referred to client by another agent. In this way there is an advocacy bond between the referring agent and the consumer that is hiring an agent in another part of the country. When you use a good referring agent, the process gets illuminated clearly before ever meeting with an agent(s) on the other end so that the consumer is prepped on the process and knows what to ask of the local agent prior to meeting. But the relationship does not stop there. The referring agent will investigate the local market and best producing agents to whittle down the field to 2 or 3 local agents. We go a step further in connecting with the agents to get a feel for the selling style, their depth in the market with buyers & sellers, their experience in both years and recent sales, and their negotiation experience. We can also assit with other customer needs to ensure a good fit.
When ready we help arrange the meeting schedule, review the presentations from each of the agents, review the comps and discuss the comfort level with each porspective agent. Then we assist with reviewing the agency agreement and terms. If working on a listing, we advocate professional photography on all listinsg and may recommend video, floor plan, and drone aerial images where appropriate. We also review the listing for accuracy of details and home description. Things like assistance with staging, open house and social media marketing are also reviewed. Finally, we keep an eye on activity and feedback, offer negotiation and steps to the closing table.
In short, we are an expert advocate for the buyer and the seller where the need us most.
